For all these years our teams of specialists have encountered countless different people and characters, countless different situations and problems.
What are the ways and the principles in realizing a sale?
There is a great difference in the ways of selling in Romania and in the Western countries. Sellers in Romania have a rather oriental mind in the manner of negotiation, meaning oral agreement, in the search of the right price and communication with buyers or agents, and they need to learn a lot about tolerance, the culture of dealing with people, and good manners in relationships. 
Romanian legislation has not settled the rights and duties of sellers and agents legally. Therefore disagreement because of non-observance of pre-engagements, unsettled documents, delay of transactions, intolerance etc. can often come out.    All these disorders make a negative impression to foreign investors who have chosen Romania for a home or a business center.
The principles which are due to follow if you decide to sell a property are important to your confidence, as well as to your purchaser’s confidence and to the Agent who is going to mediate for the sake of the interests of both sides.
If you are intolerant and are not inclined to compromise – so will be your buyer, and this is not the way to a successful deal.
1.Trust your Agent -   make a Contract for co-operation with him – the price at which you are going to sell will be written there and this contract will guarantee the observation of your interests.
2. Ask for advice on fixing the selling price and don’t change it, when you see that a buyer is interested in your property – this repels the client, makes him suspicious and places your Agent working for the purchase in an awkward situation.
3. Don’t interfere  into your Agent’s work when you are present  at clients’ viewings –don’t tell about other clients, other viewings, other properties you are selling, don’t share external information, which could distract the attention of the buyers from your property. You are not prepared for a correct presentation so leave this to the Agent and just co-operate him if he asks you for that.
4.Co-operate with your Agent – if this is possible and if you don’t live in the property -  provide the Agent with a key – in this way he will not disturb you for each viewing and you will meet only purchasers seriously interested in your possession and wishing to negotiate with you. Give him copies of all the documents concerning the ownership  - in this way he will be able to answer the buyers’ inquiries correctly and will be able to give you advice on what else is necessary for the conclusion of the deal.
5. Don’t look for ways not to pay the commission to your Agent - he works for you and you will need his services many times. You had better have a professional you can rely on at hand.
