The new Delhi Master Plan 2021 will not allow mixed land use — commercial activity in India apartment for sale residential areas — in more roads in the Capital. However, officials in the Delhi Development Authority’s Planning Department, which has finalised the norms, say that restrictions will be liberalised for the 118 existing roads where mixed land use is already permitted.
‘‘After surveys, we found that there is a need to allow more area for commercial establishments in places already identified for mixed land use. In the new Delhi Masterplan 2021, instead of the present 50 square metres cleared for commercial use on a property, we will allow the use of the entire ground floor,’’said Planning Commissioner A.K.Jain.
The Master Plan defines mixed land use as identified properties on roads no less than 18 metres in width, where commercial activity will be permitted on the ground floor and where the first and second floors are to be used strictly for residential use.
There has been pressure from both the Delhi Government as well as the MCD on the DDA to allow mixed land use on all major arterial roads in the Capital. But officials said mixed land use across the board in all parts of Delhi will only increase the existing chaos.
In Master Plan 2021, which is expected to come out in a month, the DDA has not added any new roads to the mixed land use list - even the main South Extension and Green Park roads which have high commercial activity.
The DDA is planning to use its recently acquired sealing powers to take action against properties which violate the norms. ‘‘Mixed land use roads have been identified over the years by the MCD, which forwards requests to our department. After the zonal DDA offices deliberates on each case, we decide whether these roads will be cleared. But even when we allow mixed land use, it has to follow certain norms and the property owners have to pay the DDA a conversion charge,’’ said an official.
